Why do I need an agent?

There's nothing to stop a landlord acting without an agent, but there are many legal requirements a landlord must fulfil — and failure to comply can result in criminal prosecution.

We let faster to reduce void periods, collect rent to reduce arrears and understand both tenant and landlord responsibilities to reduce maintenance costs — a cost-effective service that is overall less expensive than self-management.

What services do you offer?

Three levels of service: a let-only Tenant Find service for full-time landlords managing their own portfolio; a Full Management service where every task in letting and managing the property is taken care of; and rent collection for landlords who want to keep control of their own maintenance without chasing payments.

What happens if the tenant doesn't pay the rent?

We select tenants carefully, and on the rare occasion there's a problem we apply stringent processes to prevent it escalating. Circumstances do sometimes change during a tenancy — if rent isn't paid, we'll advise you on the appropriate course of action.

Can I access information out of office hours?

A dedicated login can be created so landlords can review statements and see the management of their property at any time.

Do you charge me to market the property?

We operate a No Let, No Fee policy, and no upfront cost is taken for marketing.

What are my legal responsibilities as a landlord?

Letting residential property requires an Energy Performance Certificate (EPC), consent to let from your mortgage provider, appropriate landlord insurance, an annual Gas Safety Certificate, safe and regularly tested fixed and portable wiring, compliance with the furniture fire safety regulations, and checks that all adult occupiers have the right to reside in the UK.

Do landlords pay tax on rental properties?

All landlords must declare their income and costs annually to HMRC. We can refer you to advisors and accountants if you need assistance.

Do I pay tax if I'm an overseas landlord?

If you live overseas you must inform HMRC and join the Non-Resident Landlords (NRL) Scheme. Unless an exemption certificate permits us to pay rent without deducting tax, we are obliged by law to deduct tax at the appropriate rate and account for it quarterly. We can advise you on obtaining an exemption certificate and supply the relevant forms.

What happens to the deposit?

If we manage your property, the deposit is held with The Deposit Protection Service (DPS). On let-only or rent collection services, the landlord is legally responsible for registering the deposit, and we'll ask for confirmation of your chosen scheme before letting.

Will you reference the tenant?

Yes — full referencing on all tenants and guarantors, with credit history checks by a reputable company and stability and affordability assessments carried out in-house.
